125 sq metre barn to residential conversion - ground clearance, foundation laying, structural timber framing, cladding and brickwork
Converting a 125 square metre agricultural barn into a full residential property is one of the most rewarding project types we take on. You are working with an existing structure that has its own character and history, and the challenge is to preserve what makes it interesting while building something that meets modern residential standards throughout.
The project opened with a thorough ground clearance and preparation phase. Existing barn structures and ground coverings were removed, and the site was excavated and levelled to receive new engineered foundations. Getting the foundations right on a conversion like this is critical - the new build elements need to tie in with any retained structure, and the ground conditions here required careful attention before anything structural could go up.
With the foundations in place, the timber frame was erected. The frame sets the layout and structural logic of the new home, and the aerial photography taken during this phase captures just how much work goes into getting it right. Every rafter, purlin and batten is positioned and fixed to engineering tolerances before the weatherproofing layers are added.
Cladding and brickwork are currently ongoing. The finished building will combine a traditional brick and clad exterior with the thermal performance and speed of a modern timber frame build. We will update this page as the project reaches completion.
